Reservations with The Bayberry hereby confirm guest acknowledgement and acceptance of these conditions. From our Payment Policy, to Cancellations, to Whole-House Bookings, we try to be fair and transparent in operation. In exchange, asking only for respect for the house, grounds, staff, and other mutual guests. The Bayberry is a place of welcoming and warmth. Due to the small number of accommodations at The Bayberry, a 100% non-refundable payment is due at the time of booking in order to secure reservation.
* For stays consisting of 4+ nights or 4+ rooms, a non-refundable deposit equaling 50% of the total charge is due at the time of booking. The remaining balance will be collected upon arrival. *
An additional 7% state and 6% lodging tax will apply to all room rates.
We accept payment by all major credit cards. We do not accept personal checks as a form of payment for reservations lasting less than 4 days or consisting of 4 rooms or more.
Gift certificates can be purchased online, and presented / redeemed at check-in with valid transaction ID.

Neglect for this policy will result in additional charges.
While we adore children and understand that many guests may wish to bring them along on their travels, The Bayberry is an 18+ property. We thank you for understanding.
Guest rooms that are designed to accommodate more than (2) adults, will be associated with an additional fee of $50 per person, with a max occupancy of (4) adults per room.
Arrival & Departure
Guest check-in is between the hours of 3:00 p.m. and 6:00 p.m. on the date of arrival.
Early check-in requests are subject to room availability and will accompany a $50 early-bird fee.
Check-out is at 11:00 a.m. on the scheduled date of departure.
Late check-out requests are subject to room availability and will accompany a $50 late-riser fee.
The Inn is staffed daily from 8:00 a.m. until 6:00 p.m.
For our guests who anticipate arriving after 6:00 p.m., we kindly ask that you notify The Bayberry in advance so we may make the necessary arrangements for you to gain access to the Inn.
Our hospitality team will contact you (1) day before your scheduled arrival to confirm your estimated arrival time. Reservations made on the same day of arrival must contact the Inn at (401) 846-4693 to confirm their reservation.
Cancellation & Reservation Date Change Policy
Cancellations affect us significantly due to the intimate size of our home.
If it is necessary for you to change or cancel your reservation, all cancellations or reservation change requests must be communicated via email directly to: Stay@bayberrynewport.com.
Once cancellation is received, a gift certificate may be issued towards a future stay.
No credits are given for early departures or no-shows.
For group bookings of 4+ rooms, please request the group contract for applicable cancellation policy.
Damage & Cleaning Fee

Smoking is not permitted inside the Inn, nor any outdoor areas. Disregard for this policy will result in a $250 fee.
Though we love our furry friends, due to the historic nature of the property we are a pet-free property.
The Bayberry Inn reserves the right to charge the card on file for damages or costs incurred due to gross guest negligence.
Please notify the innkeeper of any special access needs you may have, and we will do our best to accommodate.
Our historic home is not equipped with an elevator. Most rooming is located on the second floor of the inn, and is not equipped for full mobility of wheelchairs or motorized scooters.
The Bayberry reserves the exclusive right to reassign room accommodations to ensure the maximum comfort of our guests.
